Calculation of Allotment Price of a Plot

Calculation of Allotment Price of the company for plot = Basic Sale Price (BSP) + External Development Charges (EDC) + Preferential Location Charges (PLC).

Basic Sale Price (BSP), Mohali:

The Basic Sale Price of these plots is Rs 11,500/- per sq. yard. 30% of the total amount was taken at the time of booking till date 100% amount have been paid. ( The possession of plots has been started in phase wise for Sector-105 , 108 & 109.

External Development Charges (EDC):

EDC (External Development Charges)(to be paid to PUDA by the company) have been fixed by the company @ Rs 1811/- per sq Yard for Sector-105, 108 & 109.(As per Current revised EDC )

Preferential Location Charges:

PLC (Preferential Location Charges) have been fixed by the company for the plots which are of preferential nature either of Corner, Park Facing or on wider Road (road more than 40 feet wide is a wide Road). PLC for corner is 10% of Basic Sale Price (BSP) for corner plot, for wide road & facing park plot, the PLC charge would be 12.5% each on BSP. For Example if you have a 300 Sq Yards Plot which is corner one its BSP would be 11500 * 300 i.e. Rs 34,50,000/- PLC charge would be 10% of 34,50,000/- i.e. Rs 3,45,000/- and if it is a wider road or facing park plot PLC would be 12.5% of 34,50,000/- i.e. Rs 4,31,250/-.

As given, till date plots are fully paid up i.e. 100% of BSP (Basic sale Price) along with total PLC (Preferential Location Charges) (If Any) and EDC (External Development Charges) have been paid to the company. So, if we have to purchase a plot right now we will have to pay the paid amount plus the premium ( depends upon the location of the plot) and the transfer charges (Rs @ 250/- per Sq Yard).

Calculation of a 300 Sq Yards Plot:

  1. BSP (Basic Sale Price) 11,500 * 300 = 34,50,000/-
  2. EDC(External Development Charges) = A
    (Add which ever applicable)
    For Sector 108 @ 1811*300 = 5,43,300/-( As per revised EDC )
    For Sector 109 @ 1811*300 = 5,43,300/-( As per revised EDC )
    For Sector 105 @ 1811*300 = 5,43,300/-( As per revised EDC )
  3. PLC (Preferential Location Charges) (If ANY) = B
    (Add which ever applicable)
    Corner Plot = 3,45,000/- (10% of BSP)
    Facing Park Plot = 4,31,250/- (12.5% of BSP)
    Wider Road = 4,31,250/- (12.5% of BSP)
  4. Premium (depends upon Location of the Plot) = C
    Range ( Between Rs 2500 to Rs 3500 Per Square Yard for Sec 105)
    Between Rs 100 to Rs 2000 for Sec 108,109
  5. Transfer Charged @ 250 Per Sq Yard = 75,000/-
    Total Cost = (34,50,000 + A + B + C)

Till date the plots are fully paid up i.e. amount paid 100% of BSP i.e. 34,50,000/- Plus PLC (if any) AND EDC.

Similarly you can calculate amount required for a 400 and 500 SqYds Plot.
